Timeshares are generally categorized in the following ways:
1. Location.
Certain vacation destinations are obviously more
popular than others. The most popular destinations, however, are not
necessarily more expensive, since there may be more timeshares in a
popular area and a greater range of choices. Many people prefer timeshares
near their home for easier accessibility, or timeshares which suit their
recreational preferences such as lakefronts or mountain settings.
2. Season.
Some places, such as tropical islands, are warm all year round, and every
week may be considered a prime vacation season. In most places, however,
weather and other factors result in designation of weeks as high, medium
or low season. In addition, other factors such as holidays and school
vacations may affect the seasonal demand for resort time.
3. Quality.
Resorts differ as to the amenities they offer and how well they are
maintained. They are generally categorized as hospitality grade for good
quality, resorts of international distinction for above average quality,
and gold crown or five star resorts for the highest quality.
Travelweeks.com primarily sells and rents timeshares of top and above
average quality.
4. Size.
Timeshares may be sold as studio to four bedroom units, with corresponding
differences in their space, furnishings and sleeping capacity. “Lockoff”
units may be divided into multiple smaller units, for example, a 2 bedroom
lockoff unit might be divided into a one bedroom unit for use at the home
resort plus a studio unit that can be exchanged.
5.
Form of Ownership. Most
American timeshares are deeded forever and are available for use one week
per year. Some timeshares are sold for biennial use, and they are
available one week per year every other year, during every even year or
every odd year. Many international timeshares and some domestic timeshares
are sold as long term leases, with rights to use them for a designated
number of years. Frequently these leases may be renewed at the resort for
additional terms in increments such as 25 years for a modest fee when the
original leases expire.
